Rockwell is delighted to announce that the London Borough of Tower Hamlets has granted permission for our proposals at 82 West India Dock Road.
The decision enables us to deliver our vision to transform this long-term derelict site into a high-quality new place. Our design is for a mixed-use tall building including a 400-key hotel, 66 homes and retail space set amongst substantial public realm improvements, marking Westferry as a destination in its own right.
The 400-room hotel will meet an identified shortfall in visitor accommodation in the area and deliver 259 new jobs, bringing employment and training opportunities in the hospitality and leisure sector. Rockwell is eager to ensure these are available to local people and are committed to working closely with the London Training Centre to achieve this.
The 66 high-quality 1, 2 and 3-bed tenure-blind apartments are designed to the highest standards, with 35% being affordable in perpetuity for local families. All apartments are fully integrated in terms of their amenity. They benefit from full, shared access to a landscaped roof top garden and an on-site gym, in addition to over 220m of children’s play space.
The slenderness of the tower enables a substantial amount of public realm to be given back at the ground floor as a significantly improved, cohesive and high-quality environment. Over 50 new and mature trees, ornamental planting, rain gardens and seating areas will greatly enhance the experience, appearance and biodiversity next to Westferry DLR station. This will create a new sense of arrival, helping knit it into the surrounding area and create an enhanced sense of place.
The application will inject approximately £172M into the local economy through construction alone and generate financial contributions of almost £8M in the form of the S.106 and CIL receipts.
The building is designed by leading architects Simpson Haugh & Partners, the practice responsible for One Blackfriars and Circus West Village at Battersea Power Station.
